Buildable 1/3 of an acre, canal front lot with sea wall and all public utilities.
A local developer told us not to take anything under $125,000 for this property. WE DON’T LISTEN – AVAILABLE FOR ONLY $80,000!! By far the cheapest waterfront lot in the area! WOW!
This buildable lot is a 1/3 of an acre, canal front with sea wall and all public utilities. This lot is located in Homosassa Florida and the property looks straight down the canal which dumps into the Homosassa River. This property offers direct access to the Gulf of Mexico and other nearby rivers and lakes. This subdivision has very few, if any, vacant lots left for sale. This lot has one of the best views in the subdivision as you will be looking directly south down the canal, over water the entire way, as opposed to the majority of the rest of the lots which face across the canal to other homes (see the pictures).
This lot is priced to move for this area as recent sales for vacant lots ranged from $125,000 (lot with only a little canal frontage and no view) to $329,000 (corner canal lot, water on two side but still looking at homes across both canals). The lot that sold for $170,000 has a water view but very little actual owner frontage, so use is an issue. See the image below for recent sales in the area.
This property is located in the Riverhaven Village subdivision. This village is surrounded by State Lands, Canals and the Homosassa River. Right from your home, it is common to see osprey, heron, egrets, and even bald eagles. This community is known for waterfront living in beautiful, peaceful and unspoiled Florida. With easy access to the Homosassa River and and Gulf of Mexico, fishing, kayaking and boating are very popular with residents in this area. The community includes a golf course and a full service marina across the river offers boat storage, boat rentals and service.
This property has sea wall frontage on which boat davits or a dock could be installed. For additional information on the subdivision including legal documents, CLICK HERE
Homosassa is home to one of the state’s more impressive wildlife parks and rehabilitation facilities. Homosassa Springs Wildlife State Park is often home to large numbers of “migratory” manatees, which frequent the area due to its springs and relatively warm waters. The park is home to Lu, a famous hippopotamus known for his performances in many movies for the past 40 years. The park also hosts an underwater viewing platform, known as the “fish bowl”, where visitors can see manatees and fish swimming in the large spring from which the Homosassa River begins.
Many are attracted to this area for it’s relaxed atmosphere as it has a very low level of activity compared to major tourist regions of Florida. However, HWY-19, HWY-98 and the Suncoast Expressway are only minutes from the property, giving easy access to Tampa and other major areas. The Homosassa is at the end of the canal, and it is very common to see manatees surface in this area, including near the area’s waterfront restaurants and bars.
There are also many attractions and international airports close by. Some of these include:
Tampa International Airport – 71 miles
Orlando International Airport – 100 miles
Walt Disney World – 94 miles
St. Pete – Clearwater International Airport – 82 miles
Ben Hill Griffin Stadium (UF Football) – 73 miles
